You have probably heard of ’Tarion’ warranties when purchasing new homes such as condominiums, townhouses, or a builders subdivision house. But did you know that ALL new Garden Suites and Laneway Houses in Ontario are also covered by Tarion warranties and can only be built by a qualified and licensed Builder, even if you already own the land.

Since February 2021, ’Tarion’ refers only to the warranty that you are entitled to receive on your new home. It covers  many things for a one year period and some such as the structural elements for up to seven years.

The new kid on the block…. In February 2021, the regulatory functions of the old Tarion Warranty Corporation to control who can build and sell new homes in Ontarion was taken over by the newly created Home Construction Regulatory Authority (HCRA).

HCRA holds licensed builders to professional standards, protects the public interest, and enhances consumer confidence in the homebuilding industry in Ontario. In addition, HCRA strives to educate consumers to ensure that they can make informed decisions and understand the benefits of a regulated homebuilding sector.

HCRA is a not-for-profit corporation that is designated by the provincial government to administer and enforce the New Home Construction Licensing Act, 2017 and associated regulations.

Did you know that Laneway Houses and Garden Suites can ONLY be built and sold by HRCA registered companies? And that they MUST provide you with a full TARION new home warranty.
